Selling your property with Birmingham Housing

At Birmingham Housing, we prioritize clear communication to keep landlords informed at every stage of the property sale process. To book a valuation, landlords can simply fill out and submit the online form on our website. Our experts will recommend an optimal asking price and marketing strategy to attract maximum interest and offers.

While some agents may suggest inflated prices to win your business, this can lead to your property remaining unsold for an extended period, eventually forcing you to accept lower offers. We focus on setting a realistic price to attract serious buyers and secure the best possible offer. From pricing to negotiating and liaising with solicitors, selling a property can be complex, which is why most landlords prefer using an estate agent.

At Birmingham Housing, we ensure your property reaches local buyers in Birmingham and the West Midlands. We offer accompanied viewings during office hours, evenings, and weekends.

After a viewing, prospective buyers are invited to submit an online offer via our website. Buyers must provide proof of ID, as required by the Money Laundering Regulations 2017, and proof of sufficient personal funds for the deposit. Offers are only submitted to the landlord after a property viewing.

We forward every new offer to the landlord, who can choose to accept or reject it. Once an offer is accepted, the landlord will instruct a conveyancer to draft the sale contract and liaise with the buyer's conveyancer. We stay involved throughout the process, coordinating with landlords, solicitors, and buyers.

The next step is the exchange of contracts, which happens once the buyer’s mortgage offer is secured and the conveyancer is satisfied with all enquiries. Both parties must sign the contract, and the buyer will pay a non-refundable deposit, typically 10% of the purchase price.
